Who provides the survey
Surveying services ordered through this website are provided by SurveyOS Test Firm (automatic tests), a Texas land surveying firm, under the responsible charge of its Registered Professional Land Surveyor (RPLS) of record. The online ordering, quoting and tracking tools are software operated by SurveyOS on behalf of SurveyOS Test Firm (automatic tests); SurveyOS does not perform surveys and makes no boundary determinations.
Estimates, quotes and deposits
An estimate shown before review is not binding. A quote becomes binding when SurveyOS Test Firm (automatic tests) approves it. A deposit secures scheduling; the balance is due on delivery unless your title company pays at closing. Prices assume normal access to the property; conditions discovered on site (locked gates, heavy brush, disputed lines) may change the price and will be communicated before extra work is done.
Booking deposit for orders placed on this website
An order booked on this website is secured by a booking deposit of 10% of the price, paid online to SurveyOS by card or PayPal. The booking deposit is SurveyOS’s fee for the booking: it is not refunded, including when the order is cancelled or the price is lowered. If the price is raised, the booking deposit difference (10% of the increase) is paid online the same way. The rest of the price is paid to SurveyOS Test Firm (automatic tests), who bills you directly.
Cancellation
Cancellation is free until the order is approved. After a deposit, 80% of the deposit is refunded. After field work has been performed, 0% is refunded. These refunds apply to payments made to SurveyOS Test Firm (automatic tests); the booking deposit paid to SurveyOS is not refunded.
Your information
We use the address and contact details you give us to look up public records, prepare and deliver the survey, and send you updates. Text messages are sent only with your consent; reply STOP at any time. You may request a copy or deletion of your personal information by contacting SurveyOS Test Firm (automatic tests).
Documents and deliverables
The signed and sealed survey is the deliverable of record. Working files (CAD exports, extracted calls, research packages) are provided for convenience and are superseded by the sealed survey.
Liability
SurveyOS Test Firm (automatic tests) is responsible for the professional surveying services it performs under Texas law and the rules of the Texas Board of Professional Engineers and Land Surveyors. SurveyOS is responsible for the operation of the software only.
Payment and delivery of the sealed survey
You can pay online where offered, or by the methods shown on your survey status page (check, Zelle, bank transfer or in person). The signed and sealed survey can be downloaded once the balance is paid, unless your title company pays at closing or on account.
Preliminary drafts
A draft shared before the survey is sealed is marked “Preliminary — not for recording or official use”. It must not be recorded or relied on as a final survey.
